The questions homeowners actually ask us about a building project, in the order they tend to ask them — from "is this a job for you?" through to "do you cover where I am?"

Before you decide

What kind of work do you take on?

Extensions, loft conversions, full renovations and refurbishments, new builds and garden rooms — for period and listed homes as much as contemporary ones — across Tunbridge Wells, Kent and East Sussex. We also carry out commercial work for offices and schools, and ongoing property maintenance. Because we cover building, carpentry, plumbing, heating, electrics, plastering and decorating ourselves or through the tradesmen we build with, most projects are handled by one firm from start to finish.

Do you work on listed and period properties?

Yes. A good part of our work is on Victorian and period homes, including listed buildings, where the work has to respect the character of the property and meet the consents that go with it. We take on full refurbishments, extensions and conversions on older homes, working sensitively with what should be kept and matching what has to be replaced.

Who will actually run the job?

The directors. Tony Palmer has led Harlequin since 2002 and Adam Porter is a fellow director — they run the projects themselves and stay involved throughout. As Mrs S's review describes, "Adam and Tony did our rear extension and kitchen project… I always felt like I knew exactly what was going on and when."

Getting a quote

How does a quote work?

Tony or Adam comes out, looks at the property properly and talks the project through — there's no charge for that. You then get a written quote setting out the scope of the work so you know what's included before anything starts. On larger projects we work through the drawings, structural details and specification with you and your architect where there is one.

Do we need architect's drawings before we call?

Not to start the conversation. If you already have drawings, we'll work from them and with your architect; if you don't, we can talk through what the project involves and what's needed — including any planning, structural or building-control steps — before you commit to anything.

How disruptive is a build, and how do you manage it?

An extension, conversion or renovation is never invisible, but it can be managed. We sequence the trades so they follow in the right order, keep the site safe and tidy, and — as Mrs S's review notes — keep you informed so you "know exactly what's going on and when." On occupied homes we contain the work as far as the project allows.

Will one firm handle all the trades?

Yes. Building, carpentry, plumbing, heating, electrics, plastering and decorating are all covered in-house or by the established local tradesmen we've worked with for years — so you deal with one firm for the whole project rather than lining up and chasing separate contractors.

Areas & availability

Which areas do you cover?

We're based in Frant, just outside Tunbridge Wells, and work throughout the town and the surrounding Kent and East Sussex villages — Rusthall, Southborough, Pembury, Langton Green, Groombridge, Crowborough, Wadhurst and Cranbrook among them. We also take on larger projects further afield, including new builds around West Malling and Sevenoaks. If you're nearby and not listed, just ask.

Can you take on more than one project for us?

Often, yes — a lot of our work is for clients we've built for before. If you're planning work in phases, it's usually worth talking through the whole plan up front so the projects join up sensibly.
